What is the Virtual Leasing Agent?
Get to know your new best Leasing Agent.
Thanks for trusting LeaseLeads to get your Virtual Leasing Agent live. The Virtual Leasing Agent is a video leasing and touring tool to allow prospects to engage in the best your property has to offer, 24/7, without bogging down your leasing team.
You can include floor plan tours, amenity highlights, resident testimonials, and whatever else your team thinks would be valuable to a potential resident. The logic of your Virtual Tour is completely customizable so you can make it whatever your property needs.

What is Needed from the On-site Team?
All the slow-pan footage! The LeaseLeads team will handle all of the video editing, voiceovers, and transitions, so all your team needs to worry about is collecting as much property footage as possible.
Below is a list of videos to record on filming day to give us plenty to work with. Make sure to film each clip as slowly and smoothly as possible. All videos should be slow pans.

Want Some Extra Credit?
If you love the camera and the camera loves you, feel free to add some additional content to your Virtual Leasing Agent.

1. Wave
Goal:
Smile, wave, and keep it simple! This video will be used to catch the users attention to click and open the widget. It will be a looped video, so it’s easiest if the wave is simple. No sound or narrative is needed for this video.
Suggested Lengths:

2. Tour Introduction
This is a quick intro video from one of your onsite team members to make the viewer feel welcome. It will be played at the beginning of our Welcome video and will be followed by the property info narration.
Here's an example of the perfect Welcome Intro video:

Best Practices for Shooting the Video
In this section, we'll go over some tips and tricks for shooting the perfect video for your property.
Pick the right spaces
- Your videos are a chance to highlight the best your property has to offer. Be mindful of the most visually appealing areas within your property to film your videos.
- Avoid dark, dingy corners and harsh backlighting in favor of a bright space with plenty of natural light.
- You'll also want to keep noise to a minimum without too much going on in the background if you're recording audio.
Always film in portrait orientation
- All videos should be shot in a portrait orientation for the best results.
- Computer or laptop cameras will do the trick, but phone cameras are even better. Back cameras are usually higher quality than front cameras, so set up your phone or ask a friend to help you record to get the best shot.
Take pan shots slow and steady
- For videos panning across a location, make sure to take it slow and steady. You want the viewer to get the full picture, not a headache! :)

Frequently Asked Questions
Below are some of the most common questions we are asked about the video-making process.
1. How should I prepare and send the videos?
- A shared folder such as DropBox or Google Drive is preferred, otherwise, email your videos to onboarding@LeaseLeads.co with your property name in the subject line.
- File Format must be in .mp4, .mov, or .webm format and no larger than 300 MB.
- If possible, please label the videos appropriately (e.g., welcome, floor plans 1 bedroom, etc)
2. Does LeaseLeads™ provide any filming equipment?
- We provide a Virtual Tour Filming Kit for each property team. This kit includes a wireless microphone compatible with most smartphones, as well as a stabilizer gimbal. While we recommend a light ring, it is not required.
3. What type of editing is done for the virtual tour videos?
- We ask that you trim your start and stop points on the videos and complete any edits you’d like to make prior to sending over your finalized versions.
- We add music to your video that we have licensed rights to use.
- We also cut out any mistakes you’ve made during your video. It happens! We’ll do our best to note all mistakes, particularly in the longer videos. If you point them out to us when providing the videos that is even more helpful.
